Sounds great farmgirl. Hope this does give you a fresh start...at least you won't have to worry about lazy landlords anymore. Just make sure you get the right kind of mortgage and you will be fine.

Ugh! Don't remind me about lazy landlords...I'll be ever-so-grateful to be done with them!! I hope we're getting the right mortgage--it's fixed rate, no down payment (except closing costs), no early pay-off penalty, low-interest.....but we're still nervous--terrified actually. It's a lot to take on when we've been going through some rocky financial stuff lately. That's why we set our payment at about what we pay now for rent--we know that we can do that.

Unfortunately, no...still in Kansas....just closer to civilization than we are here. Which is a definite plus--maybe we'll even get TV!!!! Yeah, I'm worried about that being a problem...between that and just having the funding to FIX the "fixer-upper"....which, we don't know that we will end up in that situation, because we haven't found a house yet, but I just have a feeling that's what we'll end up in. That depends on if it is a 'modular' or a mobile home. There is a difference. A true modular will retain value that a mobile won't. If you decide to buy it, make sure that title to the house is attached to the land. We ran into that problem with the first house we tried to buy here. Great house at a great price, but we couldn't buy it because the title to the house (modular) wasn't attached to the land and there was a problem with the title due to a foreclosure and divorce and the title not getting transferred............anyway.....it is something to be careful about.

You must be moving to the NE part of the state, if you are moving closer to civilization.

Yes a modular is a lot better than a mobile home. but as Ida said make sure the title of the house is attached to the land. And also that the house and land don't have any liens on them or any taxes due.

Of course, most of this is discovered when the bank does a title search, but it doesn't hurt to ask the realtor about the title in the case of a modualr. Usually, leins are taken care of at the closing. It does pay to use a Realtor. It is also a good investment to hire an independant inspector. They will check out the plumbing, heating, electric, etc. BEFORE you close on the deal. Then you can determine which repairs you'll ask the seller to do and which you are willing to take on yourself.

Wow Becca, way to go girlie, good for you. I know exactly what you're talking about regarding moving pains. I've moved 6 times in the past 3 years and then moved an extra 12 times in my entire life, including moving to 3 different cities. I'm on the house hunt again because of my landlord and neigbor problems.

I want to buy a house. But the housing loan rates and the real estate values are sky high now and most people that got a housing loan in the last couple of years are trying to sell their homes or prepay their mortgage. But banks won't allow for that to happen and there's been a lot of bad news doing the rounds.

For now, I'm looking for a better place with better landlords and neighbors or at least just decent human beings would be enough. But with rentals increasing exponentially, I don't know. It seems like such an impossible thing right now.

No, north yes, but not to the NE corner. Compared to where we are now, even where you are is civilization--this place brings whole new meaning to "ISOLATED"....

I don't know much about the house yet....and so far, it's the only option, and it needs a lot of work. And it's WAY overpriced....it sits on 3 acres--even if those 3 acres sold for $2K/acre (which is highly unrealistic) they are still trying to claim that a house that needs gutted and completely redone is worth about $65,000....they are crazy. Maybe for a stick house, but not for an old modular or mobile home... I don't know....it's a stressful situation, and my realtor person hasn't contacted me in like 3 days--and before that she didn't have any leads besides that one. I don't know....we haven't even located a place to rent yet, and the deadline is looming closer and closer.

We hope so too....like I said, we're terrified, but staying here and knowing what is going to eventually happen is even more scary. They may say "better the devil you know....." but in this case I disagree....I think anyway... It's funny, my mother said something the other day about once you own a home instead of renting that you have to pay for the repairs yourself--I just laughed and said, "Oh, so it's just like what we have now?"

I agree--I know how bad it sucks to have lousy landlords and crappy neighbors (Jesse you sure you don't live with me??? ) and I don't think ANYONE deserves to be stuck in that situation. It's just not great for anyone.

I'm not sure where I live anymore. I just want to run (or swim) away to an uninhabited island and live there for the rest of my life.

Well, where I live is already too hot, too humid and either not enough rain meaning drinking water shortage or too much rain, means floods and blackouts.

The house is smaller than the house I was born in, but that's ok. I wonder if they could move it out here, free of charge too, and I'd keep the swimming pool as well.
