TE SIMS2_House or lot disappears,graphics turns black.

Hello,
I been having problems with my game since OFB.
While playing the game there are times that part of the house will turn black.
This also happened last night! I was in the Dreamers' house for remodeling .
When I finally finished doing so,I saved the game! GOOD!
I went back onto the lot and made a garage,and added a car.
Once done,I clicked to go up stairs to see what the the guys were up to,and BLAME! Everything upstairs was black! All silhouettes of the once was!!!
Objects,Simmies BLACK!
So, I closed the lot and went to the main 'hood view. WELL GUESS WHAT!?
The house I spent 3 days working on was now G-O-N-E!!!!
I went back onto the lot,and there's the guys standing there at the curb of the lot looking upon a beautiful OPEN FIELD!!!!!!!!

Another time,the whole lot turned into a MIRROR!
No house,no grass,just one big mirror where the lot was!
This was also in the full 'hood view.

This has happened on BOTH my video cards!

Replaced the top with....ain't CHEAP! $$$$

Thinking it was the EVGA,I sent it back to the manufactuer for a replacement. (Still waiting for it's return.)
And put the ATI back in.

I'm really getting sick and tried of all the problema I've been having!
All I want to do is PLAY MY GAME!:mad:

I even went semi VANILLA,having just a few creator made objcets,and still the samething.
